Process

From Enquiry to Handover, in One Pipeline

The path from a first enquiry to a completed handover, laid out as six stages inside one CRM, no separate tools to reconcile.

Enquiry

Portal enquiries, walk-ins and referrals all land in one list with the source recorded against each.

Qualify

Capture budget, configuration and preferred location, then assign the buyer to an agent.

Site visit

Schedule the visit as a task with a due date, and log what happened straight after from your phone.

Negotiation

Move the deal through your own stages and share an itemised cost sheet the buyer can review.

Booking

Raise the token or booking invoice and record the payment against the deal.

Handover

Keep agreements and KYC on the record, and track post-possession issues as tickets.

Why BottleCRM

Why Chase Buyers Across Four Different Tools?

  • Know what each enquiry source actually costs
Portal, walk-in, referral or campaign. Every enquiry carries its source, so you can see which channel is actually worth the spend.
  • No buyer lost between visit and follow-up
Site visits are scheduled as a task with a due date and logged right after, so a follow-up never slips through the cracks.
  • Agents see only their own book
An agent works the enquiries assigned to them or that they created. Administrators see the full book across the team.
  • No per-agent licence as headcount flexes
Add or remove agents as the market moves, without a per-seat fee tracking your headcount.

FAQ

Real Estate CRM FAQs

Does it manage property inventory?

Not yet. Today BottleCRM manages buyers, enquiries, site visits, deals and payments, the people side of the sale. Towers, units and live availability are on the roadmap, and you can track which project a buyer is interested in in the meantime.

Can each agent see only their own leads?

Yes. An agent sees the enquiries assigned to them or that they created. Administrators see every enquiry in the organisation.

Does it work on a phone during a site visit?

Yes. There is a mobile app, so an agent can log the outcome of a visit without waiting to get back to a desk.

Can we import our existing enquiry list?

Yes. Enquiries can be imported in bulk rather than re-entered by hand.

What does it cost?

The core CRM is open source and free to self-host, with no per-agent fee, which matters when your agent count moves with the market.
